I look at buildings all the time, and over the years, have developed a list of stuff I always look for. I’m using all my different “brains” when I’m looking at a building - GC brain for how it’s built and how difficult it’ll be to modify, Architect brain for the design possibilities and potential code/zoning hurdles, Owner brain for how difficult it’ll be to manage/operate long term, and all the brains for cost considerations!
While this list is generic, there are also many items specific to certain building typologies, like industrial vs multifamily vs a single family house - that you might have to consider. And of course, there are regional differences - basements aren’t a thing in many parts of the country, and you should be on the lookout for wind/seismic provisions in other parts of the country.
